Building science is a broad term that refers to the symbiotic relationships between all the elements and materials used to build your home. Utilizing correct building science is essential to your homes performance and life span. When your home performs correctly you eliminate issues such as; toxic mold, black mold, poor indoor air quality (which can lead to asthma in children), wasted energy (causing high utility bills) and temperature comfort.

O.L. Smith Contracting believes custom home building is the art of visualizing the needs of the homeowner by blending functional home design while complimenting the existing landscape. Communication is the key to a successful project. Our philosophy on custom building is to establish a great client - builder relationship. We choose our customers as carefully as they choose us. This ensures a deeper level of understanding that allows us to accurately build homes through our customers vision and dreams.

GREEN FEATURES:

There are seven GREEN elements that are considered when choosing O.L. Smith Contracting to design and build your home:

  • Lot Preparation and Design. La Cuentista is Albuquerque’s first “green” subdivision. Through planning and design, damage to natural features can be minimized and the home’s long-term performance enhanced.
  • Resource Efficiency. Efficient design, material selection, and advanced framing techniques optimize the resources used. Less material was wasted, and materials that are used are selected and installed for durability.
  • Energy Efficiency. All homes constructed by O.L. Smith Contracting under go a third party energy test. All homes will meet minimum “bronze” level criteria under the Build Green NM program. The testing is used to ensure a well-sealed building envelope and optimized mechanical systems. A HERS rating of 85 or below is equivalent to an energy star home rating.
  • Water Efficiency and Conservation. Our climate calls for special measures to conserve water. Green homes reduce water use with low-flow fixtures, water-saving appliances, and smart landscaping.
  • Indoor Environmental Quality. Builder uses measures to reduce indoor pollutants by choosing materials that have a low or no volatile organic compound (VOC) content. Additionally, green homes use appliances, equipment and building techniques that guarantee fresh, filtered air in the home.
  • Operation, Maintenance, and Homeowner Education. Educating the homeowner is essential for a high-performance home to operate properly. Builder will provide a Homeowners manual upon closing of each home.
  • Global Impact. Building with the global environment in mind O.L. Smith Contracting minimizes adverse affects of development.
